Snowmass Village in fall with the ski slopes rising behind it
Snowmass Village sits on the largest of the four ski mountains, about 9 miles from Aspen.

THE SHORT ANSWER

Choose Aspen if you want to walk to restaurants, culture and the gondola, and you’re comfortable with the valley’s highest prices. Choose Snowmass Village if ski-in, ski-out living and more space for the money matter most. The two are about 9 miles apart, an easy 15 to 20 minute drive, and share the Aspen School District.

I live in Snowmass Village and have sold homes in both towns, so this is the question I answer most often. Both give you the same mountains and the same valley. The difference is in the daily rhythm, the ski access and the price per square foot. Here’s how I help buyers sort it out.

How far is Snowmass Village from Aspen?

About 9 miles, typically a 15 to 20 minute drive depending on traffic and road conditions. That’s close enough to ski one and have dinner in the other on the same day.

Which is better for skiing?

Aspen has the Aspen Mountain gondola right in town, with Aspen Highlands and Buttermilk a short drive away. Snowmass is the largest of the four mountains, and Snowmass Village has more true ski-in, ski-out homes than anywhere else in the valley.

If walking out your door onto the slopes is the dream, Snowmass usually wins. I once helped a longtime college friend buy in Snowmass, and ski access was the deciding factor.

How do prices compare?

Aspen is the valley’s highest price point with the most limited inventory. Snowmass typically gives you more land and house for the money. Here’s how 2025 condo sales compared, side by side:

MEDIAN CONDO PRICE PER SQUARE FOOT, 2025
Condo sizeAspenSnowmass Village
1 bedroom$3,661$1,623
2 bedroom$3,343$1,927
3 bedroom$3,560$2,367

For single-family homes, Aspen’s 2025 medians ranged from $2,647 per square foot in West Aspen to $6,087 in the Central Core. In Snowmass Village, they ranged from $1,398 in Brush Creek to $3,207 in Two Creeks / Pines. See every neighborhood in my pricing guides.

What is daily life like in each?

Flowers along the pedestrian mall in downtown Aspen in summer
Downtown Aspen is walkable, with Aspen Mountain right off the edge of town.

Aspen is a walkable historic downtown with world-class dining and shopping and a year-round calendar that includes the Aspen Music Festival, the Food & Wine Classic and the Aspen Ideas Festival. It’s busy in peak seasons and quieter in spring and fall. It suits buyers who want to walk to dinner, the gondola and events.

Snowmass Village is a relaxed resort village. Base Village, the Snowmass Mall and the Rec Center are the hubs. Summers have become just as busy as winters, with the Bike Park, the weekly rodeo and miles of hiking trails. It suits skiers and buyers who want more room.

Which is closer to the airport?

Both are close. Aspen/Pitkin County Airport (ASE) is about 3 miles from downtown Aspen and 6 to 7 miles from Snowmass Village, about a 10 to 15 minute drive. High Mountain Taxi waits right outside the airport on a first-come, first-served basis, and many condos and hotels offer a free shuttle.

My tip for flying in: book the earliest flight or connection you can. Mountain weather can delay afternoon flights, and an early start gives you room to adjust.

What about schools and taxes?

Both towns are in the Aspen School District. The real estate transfer tax differs: Aspen charges 1.5% and Snowmass Village charges 1%. Some HOAs and developments add their own transfer fees, so I confirm the details for every property.

My advice for choosing

  • Spend time in each. Have coffee in Aspen, ski Snowmass, have dinner in both and see which rhythm feels like yours.
  • Decide how you’ll use the home most. Ski weeks point toward Snowmass; summers, culture and dining often point toward Aspen.
  • Look at the neighborhood, not just the town. In Snowmass, Wood Run and the Divide are known for ski access, Horse Ranch and Melton Ranch for sunshine and full-time neighbors, and Two Creeks / Pines for larger lots and privacy.
  • Don’t stop at the MLS. In both towns, some of the best homes trade hands quietly. I contact owners directly for my buyers.
